Belgravia has always been one of the most exclusive communities in Edmonton to live.
You won’t find cookie cutter homes in Belgravia, but rather a neighbourhood full of diverse and uniquely designed luxury homes sitting on top of some of the largest lots in Edmonton.
New developments have continued to breathe new life into the neighbourhood and even today there is redevelopment happening in both commercial and condominium spaces and as well in the renewal of residential properties and infills.
“We’re seeing a lot of development in Belgravia,” says Jason Holland, with Holland and Associates. “There is some subdivision of lots happening with some really beautiful infill properties being built. A lot of the older bungalows are being renovated and you can definitely tell a lot of people take pride in this area.”
Bordered by the University of Alberta and the University Hospital, Belgravia has epic river valley views along Saskatchewan Drive. It has quick access to downtown, the Whyte Avenue commercial area, Snow Valley Ski Hill, golf courses, the Whitemud Equine Centre, Fort Edmonton Park, the Edmonton Valley Zoo, and multicultural cuisine. It even has its own commercial development area on 76 avenue where you can find a nice dinner and a glass of wine at Belgravia Hub, without ever leaving the neighbourhood. If you live in Belgravia you truly are in the centre of it all!
“When people get into the community, they realize how close they are to absolutely everything – and they fall in love,” says Kerri-lyn Holland with Holland and Associates.
Jason Holland says, “Saskatchewan drive runs through the neighbourhood and that’s where you get your properties with views. That price point goes up a lot more. Starting value on Saskatchewan Drive in Belgravia is in excess of a million dollars. Lots inside Belgravia are typically larger than most mature neighbourhoods, and those start around $650,000 and up.”
The demographics of people in Belgravia are residents who have lived in Belgravia for 40-50 years as well as young families with kids who love to use the Belgravia Community Park with its large skating rink and playground.
Kerryn Colen has lived in Belgravia the last 7 years and raised 2 children in the neighbourhood. She and her husband have worked at the University of Alberta and the University Hospital and their children have attended the local schools and Community League programming. They’ve found a very full and rich life, riding their bikes and running on the trails of Edmonton’s river valley jewel and have loved their time spent within the community.
“Belgravia has been a really welcoming community and we’ve made lots of great friends here – friends for our children and friends for ourselves, and it is a terrific neighbourhood to be a part of, she says.”
Her neighbour down the street on Saskatchewan Drive, Jack Maguire, has lived in Belgravia over 20 years and couldn’t agree more. “Belgravia is a strong community, they have good leadership, and there are a lot of young families here. It’s a good neighbourhood to be a part of. It’s very convenient to most of the city. It’s just a great part of the world.”
