In an ever competitive Edmonton real estate market and with a record number of options for buyers to choose from, it’s the little things that make the difference when selling a house. Now that the kids are back to school and the holidays aren’t quite yet upon us, if you’ve been considering listing your home, now is a great time. But if you’re looking to attract a homebuyer – there are a few things you can do to make your home appealing in the fall!
Straighten Up the Yard
If you haven’t already, clean up the leaves and yard debris. Trim up dead and dying flowers, perennials and bushes and cut back the vines and any tree limbs that need pruning. Add some colour! Just because summer is over doesn’t mean your flower pots need to sit empty and lifeless. Chrysanthemums can handle some of the chilly nights and early mornings and they add a touch of colour to a front porch or walkway! Take advantage of those fall colours, throw them in some colourful pots and add a little curb appeal!
Clean the Furnace
There is nothing worse than turning on the furnace and your home fills with the smell of burning dust. It’s not the most appealing smell for prospective buyers. Worse yet, if your furnace breaks down in winter you’re left without heat and likely a big emergency furnace repair bill. So do some due diligence and attend to it early and give your home a warm and clean feeling! A home inspector will also look at your furnace so ensure it’s in good shape before your home goes on the market.
Freshen up the windows
Every home needs to feel squeaky clean but if a potential buyer looks out your window and all they see are dirty handprints and fall’s dusty residue in your window screens they’ll be turned off. So wash your windows and sills inside and out, spray out your screens and give your home that extra sparkle.
Add a touch of fall
You don’t always need to undertake a major renovation to give areas of your home a feeling of new. Something as easy as throw pillows in autumn’s colours, accent pieces on the coffee tables, a fuzzy blanket or colourful quilt on a chair and some fresh fruit in a bowl on the family table can add a cozy feel. We want potential buyers to get the fall feels when they walk into your home.
Let in the Light
We all love sunshine. It makes us feel happy, so pull up the blinds and pull back the curtains! Turn on laps and bring up the lights. You want to darken up those rooms and let the light in!
Put fall in the Air
We always joke that my mom sold our family home with apple pie. One afternoon a stranger rang the doorbell. He asked if he could quickly tour their home, after seeing the FOR SALE sign on the lawn. My mother had just pulled four freshly baked apple pies out of the oven. 24 hours later, the For Sale sign came down! There’s a lot to be said for fresh baking. The smell of cinnamon and cloves in a home might just be the icing on the cake!
