Early each morning, you’ll find Kerri-Lyn Holland brewing up two morning lattes at her built-in Miele coffee machine - getting ready to start the day. It’s a routine that sheds light on exactly where she chooses to focus her time and energy. “I don’t go to coffee shops, I’m too cheap,” says Kerri-lyn smiling. “I’m Scottish and I’m an investor, so I will never spend my money at a Starbucks.”
According to Kerri-lyn, investing needs to be the number one priority for any of her clients. “What keeps me going is trying to break the mould of how realtors are perceived and also of what properties people can invest their money in,” says Kerri-lyn. “Whatever price range they’re in, we help them understand what they can expect.”
Although she grew up in St. Albert, her passion for properties has been heavily influenced by time spent travelling throughout Canada, the United States and Europe. Learning and understanding different cultures, ways of living and discovering different architecture has all helped Kerri-lyn gain knowledge and experience in the real estate world. “I was always interested in the renovation of properties and restoring historical buildings,” said Kerri-lyn. “That came from living in Montreal for a long-time and seeing that happening there on a faster pace than in Edmonton.”

In her twenties Kerri-lyn packed up her life and moved to Montreal to study French language on a scholarship at the University of Montreal. After continuing her studies in business Kerri-lyn decided to combine her interests in housing and marketing to become a registered realtor. 14 years later she says she’s never looked back. “It always goes back to the challenge of it,” says Kerri-lyn. “Taking on a property I always think of it as a new product. With that new product I enjoy coming up with the best way to present that in the market.”
Her competitive spirit has rocketed her to the top of her profession. In 2017, the REALTORS® Association of Edmonton reported more than 3,500 registered members. “There is a top five percent of those realtors that do 99 percent of the sales,” says Kerri-lyn. “I’ve always landed in that top five percent and I think it’s because of my highly competitive nature.
Kerri-lyn attributes her goal-oriented mindset to her involvement in athletics and sports growing up. After 18 years training in TaeKwonDo - competing around the world Kerri-lyn is a proud 4th degree black belt. She enjoys training and competing in Triathlons and now aims her discipline towards new fitness goals at OrangeTheory Fitness. “I’m pretty obsessed with Orangetheory, I think it’s my grown-up version of being in a competitive sport and being pushed beyond my limits,” she says. “It’s really about staying healthy and happy for my family.”
Whether it's resale, new homes, investment properties or land development - Kerri-lynn prides herself in helping clients with all areas of real estate. Whether it’s a family home or a rental property Kerri-lyn believes in finding the best investment for each buyer. “That’s what drives me - helping people realize every price range is valuable because it’s a dream home for everyone. Whether it’s a $133,000 condo or a four-million-dollar home,” she says. “I’m not a salesperson. I’ve said that from the beginning and I still say it all the time - It’s all about educating the client and helping them understand the value of the investment.”
